The Electrical Equipment Safety Regulation 1994 require that all mains electrical equipment (including cookers, washing machines, kettles etc.) new or second-hand, supplied with the accommodation, must be safe.

One way to meet the requirements is to have a Portable Appliance Test and Periodic Inspection Report done at the start of the tenancy as well as at the recommended intervals. For HMO (Houses in Multiple Occupation) this is once a year for PAT testing.
